How to Build a Shed

Getting Permits

Understand local building codes and secure the permits you need before breaking ground.

Before you pick up a hammer, visit your local building department or check their website for zoning and permit requirements. Most jurisdictions require a building permit for structures over a certain square footage — commonly 100 to 200 square feet — and may impose setback rules that dictate how close your shed can be to property lines, easements, or septic systems. Homeowners' association covenants can add additional restrictions on size, height, color, and roofing materials.

Permit applications typically require a site plan showing the shed's location on your lot, a set of construction drawings (which our plans provide), and a small filing fee. Processing times range from same-day approval for simple sheds to several weeks for larger structures that need engineering review. Some areas also require inspections at the foundation, framing, and final stages.

Skipping the permit process can result in fines, forced removal, or complications when you sell your home. It is always worth investing the time up front to build legally and with confidence. Keep copies of your approved permit and all inspection sign-offs in a safe place — you will want them for your records and any future property transactions.

Choosing the Right Location

Pick the ideal spot in your yard for drainage, access, sunlight, and aesthetics.

The right location can make the difference between a shed that lasts decades and one that develops problems within a few years. Start by observing how water flows across your yard during a heavy rain — you want your shed on high ground or at least on a spot where water drains away from the foundation. Avoid low areas that collect standing water, and never place a shed directly over a buried utility line.

Consider how you will use the shed day to day. A storage shed for lawn equipment should be close to the areas you maintain, with a clear path wide enough for a mower or wheelbarrow. A workshop or office benefits from proximity to your house for running electrical service, while a potting shed may need access to a water spigot. Think about the path of the sun as well — south-facing windows bring in the most natural light, and a shed tucked under large trees may stay damp and develop mold on the siding.

Finally, think about aesthetics and your neighbors. Positioning the shed so its most finished side faces the street or the neighbor's yard shows courtesy and can even add value to your property. Use stakes and string to outline the footprint on the ground before committing, and live with the layout for a few days to make sure it feels right in practice.

Building the Foundation

Level & Square

Prepare a solid, level foundation using gravel pads, concrete blocks, or a poured slab.

Every durable shed starts with a solid foundation. The three most common options are a gravel pad with concrete blocks, a skid (timber runner) foundation, and a poured concrete slab. For sheds under 200 square feet, a gravel pad topped with solid concrete deck blocks is usually the fastest and most affordable approach. You will excavate the area about four inches deep, lay landscape fabric to suppress weeds, fill with compacted gravel, and set the blocks level in a grid pattern.

Skid foundations use pressure-treated 4x6 or 6x6 timbers laid directly on leveled, compacted gravel. The floor joists sit on top of the skids, and the entire structure can be relocated later if needed. This method works well for small-to-medium sheds on relatively flat ground. For larger or heavier structures — especially those housing vehicles or heavy machinery — a four-inch reinforced concrete slab on a compacted gravel base is the gold standard. A slab adds cost and curing time but provides a rock-solid, moisture-resistant surface.

Regardless of the method you choose, the single most important step is getting the foundation perfectly level. Use a long straight board and a spirit level, or a laser level, to check in every direction. An out-of-level foundation will cause doors to stick, walls to rack, and roofing to look uneven. Take your time at this stage — it is far easier to fix a foundation issue now than after the walls are up.

Floor Framing

Frame a strong, level floor using pressure-treated lumber and proper joist spacing.

With a level foundation in place, the floor frame goes together quickly. Start by cutting your rim joists (the outer perimeter of the floor) from pressure-treated lumber — typically 2x6 or 2x8 depending on the span. Assemble the rectangular rim on a flat surface, check the diagonals to confirm it is square, and fasten the corners with structural screws or 16d nails. Then install interior floor joists at 16 inches on center, toenailing or using joist hangers at each end.

For sheds that will store heavy equipment such as riding mowers or generators, consider reducing joist spacing to 12 inches on center or stepping up to 2x8 joists. If any joist spans more than 8 feet without support, add a center beam or mid-span blocking to prevent bounce. Use pressure-treated lumber for any framing member that contacts the foundation or is within six inches of the ground to guard against rot and insect damage.

Once the joist frame is complete and level, sheath it with 3/4-inch tongue-and-groove plywood or OSB, gluing and screwing the panels to the joists for a squeak-free floor. Stagger the panel seams and leave a 1/8-inch expansion gap around the perimeter. This subfloor becomes your working platform for wall framing, so take the time to make sure it is flat, square, and solidly fastened before moving on.

Wall Framing

RAISE

Build and raise stud walls with proper headers, jack studs, and bracing.

Wall framing is where your shed starts to take three-dimensional shape. Each wall is built flat on the subfloor and then tilted up into position — a technique called "tilt-up" framing. Lay out the top and bottom plates side by side and mark stud locations at 16 inches on center. Cut the studs to the wall height minus the thickness of the two plates, and nail through the plates into the stud ends with two 16d nails at each joint.

Door and window openings require headers — horizontal beams that carry the load above the opening. For non-bearing shed walls a doubled 2x6 header is usually sufficient, supported by jack studs (also called trimmer studs) on each side. Add cripple studs above the header and below the window sill to maintain the 16-inch layout for the sheathing. Before tilting the wall up, sheathe the exterior with 1/2-inch OSB or plywood to add racking strength and give the wall rigidity once it is standing.

Raise the longest wall first, bracing it plumb with temporary 2x4 diagonal braces screwed to stakes in the ground. Then raise the adjacent walls, nailing the corner studs together with 10d nails every 12 inches. Check every wall for plumb using a 4-foot level, and adjust braces as needed. Once all four walls are up, nail on a second top plate (the "cap plate") that overlaps the corners to tie the walls together into a rigid box. This cap plate is critical for structural integrity, so make sure it laps at least four feet past each corner joint.

Roof Construction

Install rafters or trusses, sheathing, underlayment, and shingles for a weatherproof roof.

The roof is your shed's primary defense against the elements, so precision here pays off for years to come. For gable roofs, you can either cut individual rafters from 2x6 lumber using a framing square or install prefabricated trusses. Trusses are faster to install and engineered for consistent strength, but site-cut rafters allow more flexibility if you are working alone or have limited overhead clearance during construction. Set rafters or trusses at 24 inches on center for most sheds, or 16 inches on center if you expect heavy snow loads.

Once the rafters are in place, install 1/2-inch OSB or plywood roof sheathing starting at the bottom edge and working up, staggering the joints. Leave a 1/8-inch gap between panels for expansion. Apply a self-adhesive ice-and-water shield membrane along the eaves — at least 36 inches up from the edge — to prevent ice-dam leaks in cold climates. Then roll out 15-pound or 30-pound asphalt felt or synthetic underlayment over the rest of the roof, overlapping seams by at least 4 inches.

Install drip edge along the eaves first, then the underlayment, then drip edge along the rakes (gable edges). Snap chalk lines and begin shingling from the bottom up, following the manufacturer's nailing pattern — typically four to six nails per shingle. Finish with a ridge cap at the peak. If your plan calls for a metal roof instead, install purlins over the sheathing and screw down metal panels with rubber-gasketed screws per the panel manufacturer's instructions.

Siding & Trim

Apply siding, corner boards, fascia, and trim to weatherproof and beautify your shed.

Siding protects the structural sheathing from rain, UV, and pests while giving your shed its finished appearance. The most common choices are T1-11 plywood siding (affordable, fast to install), lap siding such as LP SmartSide or fiber cement (durable, residential look), and board-and-batten (rustic, vertical lines). Whichever you choose, always install a weather-resistant barrier — housewrap or building paper — over the sheathing before the siding goes on. Overlap seams shingle-style so water flows down and out.

Start siding installation at the bottom of the wall and work up, maintaining a minimum 6-inch clearance between the siding and the ground to prevent splash-back moisture damage. Use stainless-steel or hot-dipped galvanized nails to avoid rust stains. At corners, you can butt the siding into pre-installed 1x4 corner boards for a clean, traditional look, or use manufactured corner trim pieces. Around doors and windows, install 1x4 or 1x6 casing trim, caulking the top and side joints but leaving the bottom edge open so any trapped moisture can weep out.

Finish with fascia boards along the eaves, soffit panels if your plan includes enclosed soffits, and any decorative trim elements such as gable vents, shutters, or window boxes. Prime and paint or stain all exposed wood within two weeks of installation to seal out moisture. Two coats of exterior acrylic-latex paint over a quality primer will give you a finish that lasts 7 to 10 years before it needs a refresh.

Interior Finishing

Add shelving, workbenches, lighting, and organizational systems to make the space functional.

With the shell complete, it is time to turn raw framing into a functional space. Start with electrical work if your plans include it — run 12/2 Romex for outlet circuits and 14/2 for lighting circuits, using nail plates where wires pass through studs. Install a sub-panel or a dedicated circuit from your home's main panel, and have the work inspected before closing up the walls. Even if you skip full wiring, consider running conduit now for future use — it is much easier with open walls.

For workshops and offices, insulate the walls with R-13 fiberglass batts or R-15 mineral wool between 2x4 studs, or R-19 to R-21 in 2x6 walls. Cover the insulation with 1/2-inch drywall for a clean, finished look, or use 1/4-inch plywood or pegboard if you want a surface you can screw hooks and brackets into freely. For basic storage sheds, you can leave the framing exposed and mount shelves directly to the studs — 2x4 shelf brackets supporting 3/4-inch plywood shelves every 16 to 24 inches is a simple, sturdy system.

Finally, add the organizational elements that make the shed truly yours. Install a French cleat system for modular, rearrangeable tool storage. Mount a workbench with a solid-core door or butcher-block top on wall-mounted brackets. Hang bikes from ceiling hooks, store lumber in overhead racks, and mount a magnetic strip for chisels and wrenches. A well-organized shed is a pleasure to use and keeps your tools in top condition. Finish up by weather-stripping the door, adding a hasp or deadbolt for security, and stepping back to admire your work.
